Terms of Use

This website lets you read about each of our holiday homes, check availability, send an enquiry, and book and pay for a stay.

Bookings and payments are handled by Smoobu, our booking provider, through the booking form shown on this website.

Sending an enquiry is not a booking. It does not reserve or hold a home or any dates, and it does not create a contract.

Availability shown on the site comes from our booking system and is updated regularly, but dates are only confirmed once your booking is confirmed.

We take care to describe each property accurately, but descriptions, photos, facilities and capacity are provided for information and may change. Please check anything that is important to you with us or the owner before you book.

Please use the site lawfully and considerately. You must not send false, abusive or misleading enquiries, try to access accounts or areas you are not allowed to use, interfere with the site's security or operation, or use automated tools to copy or collect content from the site.

Owner and manager accounts are personal. Keep your password safe and tell us straight away if you think someone else has used your account.

The text, photos, logos and design of this website belong to us, to the property owners or to the people who licensed them to us. You may view and print pages for your own personal use, but you may not copy, reproduce or reuse any content or photos without permission.

We take reasonable care to keep the site accurate and working, but we cannot promise that it will always be available, uninterrupted or free from errors.

We are not responsible for any loss that was not foreseeable, or for business losses. Our liability in connection with the use of this website is limited as far as the law allows. This does not affect your booking terms.

Nothing in these terms excludes or limits any liability that cannot legally be excluded or limited, including liability for death or personal injury caused by negligence, or for fraud.

The site includes links to other websites, such as booking platforms and local attractions. We do not control those sites and are not responsible for their content, availability or terms. Using them is subject to their own terms and privacy policies.

These terms are governed by the law of the Isle of Man, and any dispute about them will be dealt with by the courts of the Isle of Man. This does not affect any rights you have as a consumer under the mandatory laws of the country where you live, and you may be able to bring a claim in the courts there.

We may update these terms from time to time. The version on this page applies whenever you use the site. These terms were last updated on 8 October 2026.
