Terms & Conditions Cancellation Policy:

If you have paid in full you will receive 70% refund of the accommodation fees if you cancel at least 10 days before the booking begins. 

If you cancel a reservation fewer than 10 days in advance, you won’t be eligible for any refund.

Deposits are non-refundable (30% of booking) although can be moved to a future booking we need 30 days notice of this.

To secure the booking a deposit of 30% of the booking is payable and then the remaining balance must be paid no later than 10 days before check in. 

You are welcome to pay monthly installments, this needs to be done manually and you need to know each time you pay so we can mark it off the system as paid. 

There will be no refunds given for early departure for any reason

If you do not abide by our rules, you may be asked to leave and no refunds will be given.

We reserve the right to cancel bookings for reasons deemed necessary by the management.

We cannot give refunds or move bookings because of poor weather or illness.

We are not liable for refunds or expenses you incur in the event we are prevented from fulfilling your booking as a result of circumstances beyond our control.

Quiet hours are between 10:00pm and 8:00am.

Music players/radios must be kept to a reasonable volume and no loud noises after 10:00pm.

Please respect your fellow guests and neighbours by keeping noise levels to a minimum after this time. The Cottage outdoor area is equipped with a device that monitors noise levels (but does not record sound for your privacy) and notifies the us the host if it gets too loud. This is a council enforcement.

We pride ourselves on being approachable and friendly with high standards of customer service so please give us the opportunity to fix things during your stay if there are any issues, we cannot resolve problems after you have gone.

We are usually around and live nearby so if you need anything at all we will be on hand.

If you have any problems with your accommodation during your stay, please come and tell us and we will do our best to resolve them.

Please let us know of any damage, breakages or maintenance issues that you come across.

Any cushions or throws used outside are taken in at evening or if it’s raining.

If items are left out and wet there will be an additional cleaning charge applied.

No glass on or near the shower and hot tub areas.

If any glass is broken, please inform us as soon as possible.

The accommodation must be left clean and tidy and cleaning products are provided for your use.This includes the shower room, sink area, crockery, cutlery, pans, utensils.

All items must be dried and put away Additional cleaning fees will be charged if this is not adhered to.

Bins should be emptied into the bins providing prior to your departure.

Please take care of the area around your site and leave it as you would wish to find it.

To look after our homes we ask our guests to not wear footwear inside.

No smoking in any of our accommodation. You will be charged the full security deposit if there is any evidence of smoking.

Guests should make sure dogs do not go on any of the furniture and beds.

Guests should not remove any item from the property.

You are liable for any items found broken or missing and the cost of these items will be deducted from your deposit.

Guests agree to inform the owners of any damage or loss however caused.

If your accommodation or outside equipment, including hot tub, is left in an unsatisfactory condition or damaged, you will be charged appropriate costs from your deposit.

Missing or broken items not paid for before guests’ departure will be charged from the deposit If repair costs more than the deposit, An invoice will be provided from an authorised repairer which must be paid within 28 days.

We take our Health and Safety responsibilities very seriously and ask visitors to respect our safety rules and make themselves aware of the surroundings during daylight hours.

Parents are responsible for their children and they should always be supervised.

Open fires or BBQS are not allowed

We do not allow visitors in the accommodation even if part of your group is staying in the local area. This helps to safeguard the comfort and security of all our guests.

Guests who want to use the hot tub must read the detailed instructions provided in the Welcome Pack before using it.

The hot tubs can be easily damaged if used incorrectly. You agree to pay for any damage caused.
